Is there a credit check?

No. Flex Fund does not require a credit check. There are no financing qualifications.

Is there a processing fee?

Yes — a small processing fee is charged and will be clearly shown before you commit. The fee is based on the price of the inspection invoice.

How does the title company get notified?

As soon as your title company information is submitted, Guardian contacts the title company directly to communicate the inspection fees being added at closing — well ahead of time so there are no surprises.

What if I don't know my title company yet?

No problem. At checkout, select 'I don't have my closing company info' and your agent will be contacted to fill in those details for you.

What if I change title companies?

Contact Guardian directly at 1-800-608-7363, or have your agent reach out on your behalf. They handle the update quickly.

What if the deal falls through?

Guardian handles all collection. If the transaction doesn't close, they'll attempt to collect from the credit card you provided when signing the agreement. Guardian represents themselves — not the inspector or your agent — and treats clients fairly throughout the process.
