A full TREC-compliant inspection of every accessible system and component — structure, roof, foundation, electrical, plumbing, HVAC, and interior. Every inspection includes an IR camera scan and a free WDI termite inspection.
TREC sets the minimum standards for home inspections in Texas. We meet them — and go beyond them. Every inspection includes a full IR camera scan and a free WDI termite inspection, because we believe those shouldn't be upsells.
A home inspection covers hundreds of individual components across six major systems. Here's what we evaluate.
25 years of inspecting Houston homes means we know what fails here — and why. These are the issues that matter most in this market.
Houston's expansive clay soil causes more foundation movement than almost any other market in the country. We evaluate slab foundations for differential settlement, cracks, and drainage conditions that accelerate movement.
Houston's extreme heat means HVAC systems work harder and wear out faster. We evaluate equipment age, condition, and capacity — and flag systems approaching end of life before they fail in July.
Houston's heat, UV exposure, and severe storm history take a toll on roofing. We evaluate shingle condition, flashing details, and storm damage that may not be visible from the ground.
Houston's rainfall and humidity create persistent moisture intrusion risks at windows, doors, roof penetrations, and below-grade areas. We use moisture meters and IR camera to find what's hiding inside walls.
Older Houston homes frequently have galvanized steel or polybutylene supply lines — both of which fail with age. We identify these materials and flag them for replacement.
Homes built in the late 1960s and 1970s often have aluminum branch circuit wiring, which can pose a fire risk if not properly installed. We identify and document aluminum wiring wherever present.
From arrival to report delivery — here's what to expect.
We start outside — roof, foundation perimeter, grading, drainage, exterior walls, windows, doors, and all visible systems. The exterior sets the context for everything we find inside.
We walk the roof when safely accessible, evaluating shingle condition, flashing at all penetrations, ridge, valleys, and gutters. Roof defects are among the most expensive surprises buyers face.
The attic reveals what the ceiling hides — roof structure, insulation levels, ventilation, evidence of leaks, pest activity, and HVAC equipment in some homes.
We evaluate the electrical panel, HVAC equipment, water heater, and all accessible plumbing. Equipment age and condition are documented — not just pass/fail.
Every room is evaluated — walls, ceilings, floors, windows, doors, outlets, and switches. We're looking for evidence of moisture, structural movement, deferred maintenance, and safety issues.
Our infrared camera scan is included with every inspection. Thermal imaging reveals moisture behind walls, missing insulation, and electrical hot spots that are invisible to the naked eye.
A SPCS-licensed wood-destroying insect inspection is included free with every home inspection. We evaluate all accessible areas for termite activity, carpenter ants, and conducive conditions.
Your report is delivered next business day (occasionally up to 48 hours for complex inspections). It includes photos of every finding, clear descriptions, and prioritized recommendations.
When safely accessible, we walk the roof — not just look at it from the ground with binoculars. We evaluate shingle condition, including visible signs a roof may be nearing the end of its useful life, flashing at all penetrations, ridge and valley details, and evidence of storm damage. Roof defects are among the most expensive surprises buyers face, and they're often invisible from the ground.
Our reports are written to be understood — not just filed. Every finding includes a photograph, a clear description, and a recommendation. Reports are delivered digitally and can be shared with your realtor, lender, or contractor with a single link.
