We focus on visible, readily accessible conditions throughout the home and identify concerns that need attention, follow-up, or a more specialized review.
Exterior and site Roof, exterior surfaces, drainage observations, and visible site conditions.

A thermal image can reveal a temperature difference that helps direct the inspection. It supports careful field judgment; it does not replace a full evaluation or guarantee that every condition is visible.
Foundation Elevation Readings
Know where your foundation stands today—so you have something to compare tomorrow.
Using a Zip Level, we take measurements at multiple locations to document the relative elevations and overall pattern of the foundation. It is objective information you can keep with the inspection report.
Starting at $150 through 3,000 sq. ft.; add $0.05 per sq. ft. above 3,000 sq. ft.

Elevation readings can show variations across the foundation that may not be obvious during a visual inspection.

A baseline can be valuable during a builder warranty period or for future monitoring of an established home.
A foundation does not have to be perfectly level to be performing properly, and elevation differences alone do not establish foundation failure. The value is documented, repeatable measurements you can compare over time.
